Investment Options
Applicants can choose from the following investment options:
€ 500,000 Property

The acquisition of real estate in Spain with an investment value equal to or greater than EUR 500,000.

An initial investment of:

  • € 2 million in Spanish public debt securities
  • € 1 million in company shares or stock of Spanish capital companies with actual business activity
  • € 1 million in investment funds, closed-end investment funds, or venture capital funds constituted in Spain
  • € 1 million in bank deposits in Spanish financial institutions.

A business project

A business project of general interest intended to be carried out in Spain that fulfills at least one of the following conditions:

  • The creation of jobs.
  • Making an investment with relevant socio-economic impact in the geographic area where the activity will be carried out.
  • A relevant contribution to scientific and/or technological innovation.

Other options:
Business
1. Creation of a minimum of 10 new jobs.
2. EUR 350,000 for the incorporation or increase of the share capital of a company that is registered in Spain, creating or maintaining a minimum of five permanent jobs for a period of three years.
Capital transfer
1. Capital transfer of a 1 million EURs into a Spanish bank account.
2. 350,000 EURs for public or private research activities as part of the national scientific and technological system.
3. 250,000 EURs in support of artistic production or the recovery/maintenance of cultural heritage.
4. 350,000 EURs for the acquisition of units of investment funds or venture capital funds committed to the capitalization of companies incorporated under the Spanish law, with a maturity of at least five years and with at least 60% of the investment portfolio in companies that have a head office in the national territory

Process
The process involves gathering a lot of documentation both in Spain and your home country. You can do it on your own, but it would be easier and faster to use local professionals. The Spain golden visa program requirements change according to the level of investment.
However, as an investor, you are required to:
  • Purchase real estate in Spain worth at least €500,000. The real estate can be one single unit or several equal to €500,000.
  • Must prove you have acquired ownership of the property within three months prior to the application.
  • This certificate must include the purchase amount (no less than €500,000).
  • If the purchase of real estate has not been finalized, you can submit the preliminary contract including a down payment.

Other investment requirements include:

  • Make an investment in the Spanish public debt of at least €2,000,000.
  • Buy shares in a company or make a deposit in a Spanish bank of at least €1,000,000.
  • Invest in a new business that will offer employment opportunities, contribute to scientific and/or technological innovation and have a relevant socio-economic impact in the area where the business will be undertaken.

In adition:

  • You must be 18 years or older.
  • You must have no history of criminal records.
  • You must not have been refused a Schengen Visa in the past.
  • You must have health insurance in Spain.
Timeline:

0-1 month: Finalize investment and gather necessary documents for visa application.
1-2 months: Prepare and submit an application for the Schengen Visa. Visit Spain and submit biometric data.
3-4 months: The Spanish authority reviews and approves the application. Spanish residence permit is issued within 20 days from the time the Golden Visa application is submitted.
2 years: Go to Spain and renew your residency permit before it expires.
5 years: Can apply for permanent residency.
10 years: Can apply for citizenship.
